Curator Index is a Los Angeles residential practice built around its own research and technology, founded on the belief that the most valuable homes deserve the most rigorous counsel.
We work at the top of the Los Angeles residential market across three connected practices. Each draws on the same foundation, and each is available on its own terms.
Advisory and Representation. We represent a small number of buyers and sellers at a time, giving each engagement the attention that a significant residence deserves. Every recommendation begins with a considered view of value, drawn from our own research rather than from comparables alone.
Valuation and Market Research. We model how value forms within a specific submarket and read the movements that shape the top of the market. Principals, advisors, and family offices engage us for this work independent of any transaction.
Technology and Special Projects. We design and build proprietary analytical systems, and take on bespoke engagements where the question has no template, from custom valuation tooling to analysis supporting a development or portfolio decision.
We work across the Platinum Triangle of Beverly Hills, Bel Air, and Holmby Hills, and wherever else the finest homes are found, from the Hollywood Hills and the Bird Streets to Brentwood, Malibu, and the coast.
Nikky Lewis
Nikky Lewis grew up around the luxury market. His mother, a luxury real estate investor, brought him along on property tours before he was old enough to follow the numbers, and what stayed with him was her frustration: that a segment trading almost entirely on experience had no rigorous way to account for it, and little transparency about how value was actually being determined. The problem never left him.
Before real estate, he founded Turbocharged Photography, creating work for collectors of exotic cars. It became a study in two things at once. The first was how the most discerning clients decide what deserves their attention. The second was how much of what looks like pure taste is in fact structure such as that light behaves in patterns, and so does an audience. Building the following alongside the business, where individual pieces regularly pass six figures in views and the work has been featured by marques including Ferrari USA, meant reading those patterns closely enough to anticipate them.
That led to a conviction he formed well before the current attention to artificial intelligence where the next real advantage in business would come from understanding markets quantitatively, and that the strongest work would combine cultural fluency and human behavior with statistical method rather than choosing between them. He pursued Mathematical Data Science at Dartmouth College to build that second half.
Luxury residential real estate is where the two halves meet. It is a market defined by narrative, by experience, and by homes that resist easy comparison, and it is also a market with enough structure to be studied properly. He became licensed to work in it directly and founded Curator Index to pursue the research and the practice together. His foundational study, advised by faculty in the Dartmouth College Department of Mathematics, is the framework the firm runs on today.
Experience can be accounted for. The qualities that make a home extraordinary, the light, the setting, the way it is composed, are usually treated as beyond measurement and left to assertion. We treat them as a research problem, because a market that trades on experience deserves a framework equal to it.
Transparency as a standard. Clients are entitled to know how a number was reached. We show the reasoning behind our view of value, and we publish the research the firm is built on rather than asking anyone to take it on faith.
Narrative and numbers together. Culture, behavior, and story shape this market as much as square footage does. The advantage lies in reading both, which is why the firm is built on statistical method and on fluency in the world it serves.
